Can we renovate in stages instead of all at once?
Yes. Most whole-home renovations we run are staged over a period of months or years to suit budget and how much disruption a household can manage at once. We plan the full scope up front, then sequence it into stages.
Can we live in the house during the renovation?
Often, yes, particularly with a staged approach — we sequence work so at least part of the home stays livable. For a full gut renovation done in one go, we'll talk through whether staying on site is practical for your project.
Does the fixed price cover the whole project or just one stage?
We quote a fixed price for whatever scope we agree on — a single stage or the full renovation. If you're staging the project, each stage gets its own fixed-price contract, priced against the same overall plan.
How long does a whole-home renovation take?
It depends heavily on scope and whether the work is staged. We'll map out a realistic timeline for your specific project, room by room or stage by stage, as part of your proposal.
Do we need a separate architect, or does OMR handle design?
Our in-house design team handles most whole-home renovations. For larger structural projects we can bring in an architect or engineer as needed, coordinated as part of the one build.
